What an Omaha Roof Inspection Actually Covers

An inspection here is not a wave from the lawn. We get on the roof when it is safe, count layers, mark bruises and soft metals, look at valleys and boots, and stick a head in the attic if we can. You get a written scope. You can say no.

The walk

  1. Ground — gutters, AC fins, window wrap, trees on the rake.
  2. Field — bruises, granule loss that is actually a bruise, exposed nails.
  3. Edges — starters, rakes, ridge cap.
  4. Penetrations — boots, vents, chimneys, skylights.
  5. Valleys and addition joints.
  6. Attic — wet deck, missing baffles, bath fans that dump inside.

Lincoln bungalows and Elkhorn two-stories take different time. Tight Near South lots need a parking plan. We will tell you if we cannot get on a steep roof that day. The estimate names products — not “premium.” If hail is in play, bring the hail and insurance pages to the conversation.
