Omaha Roof Permits — What the City Actually Requires

Omaha’s own permit FAQ is clearer than most contractor sites: roof work that meets or exceeds **two squares (200 square feet)** needs a permit. A full reroof always does. The fee is by project valuation. The published minimum is **$41** for up to $2,000 of labor and material.

The City of Omaha Planning Department says roofing and siding permits can be pulled with an application and the fee — you do not need a full plan set for a standard reroof. They also say any roof work at or over two squares is not “routine maintenance.” Working without the permit when one is required is on you and the contractor. We file it and put the cost on the quote.

Fees are a table, not a flat “roof permit”

Omaha prices building permits on valuation (labor plus material). A typical residential replacement often lands in the low hundreds, not a made-up $2,000 line. We do not reprint the whole municipal table here because the city updates it. Ask for the permit line on your estimate. Unincorporated Douglas County and other cities — Lincoln, Ralston, Grand Island, Kearney — have their own counters. Elkhorn jobs generally ride Omaha/Douglas process. We will say which counter before tear-off.

A small repair under two squares may not need Omaha’s roof permit. A replacement does. We will not start a reroof on a handshake and “get the permit later.”
